CareTrust REIT Procures Southwest Skilled Nursing Portfolio for $400 Million

CareTrust REIT (CTRE) has acquired a portfolio of skilled nursing facilities in the Southwest for a total of $400 million, effective Sept. 1, the company said Tuesday.

CareTrust said the portfolio consists of 2,622 licensed skilled nursing beds and is under a long-term lease to the existing operator, with renewal options and annual inflation-based rent escalators, CareTrust said.

The company said the purchase was funded with cash on hand and proceeds from settled equity forward contracts.

Following this acquisition, CareTrust has an investment pipeline of about $600 million, and about half of this is earmarked for its senior housing operating portfolio, CEO Dave Sedgwick said.

CareTrust said the portfolio is expected to generate a stabilized yield of approximately 8.6%.
